Here’s why selling at auction might be the right choice for you:
Fixed timeframe (28 days to exchange and 28 days to completion)
Unlike traditional sales, which can drag on for months following agreeing an offer, auction sales work within a set and strict timeframe. The auction will take place 28 days after the property is listed, with exchange occurring once the hammer drops. Typically, completion happens within 28 days of exchange, giving you certainty and peace of mind.
Reserve price
Don’t want to give your home away for nothing? Good. And you don’t have to. We can set a “Reserve Price” at the minimum acceptable price. This remains confidential throughout the process and unless a successful bid either matches or exceeds this price, you are under no obligation to sell.
Immediate exchange of contracts
As mentioned above, at the fall of the hammer the sale is legally binding. This eliminates the risk of buyers pulling out at the last minute, which is common in regular private treaty sales.
Buyer pays a 5% deposit upfront
To secure the property, the buyer must pay a 5% non-refundable deposit immediately upon exchange. This ensures they are financially committed from the outset and that the seller receives compensation should the buyer be unable to proceed with the purchase.
No agency commission for the seller
One of the biggest financial benefits is that the buyer covers the auction and agency fees. This means that you won’t pay a penny in agency commission. The only fee you will be subject to, is to create the legal pack (similar to the conveyancing process you experience on a standard sale by private treaty).
